Tenants will begin moving in to downtown St. Paul’s Custom House later this month.

The city issued a partial certificate of occupancy Monday for the Residences at Custom House, signaling that finishing touches on the 202 luxury apartments being built inside the former post office on Kellogg Boulevard are nearly done, according to developer Jim Stolpestad.

About 40 percent of the units are already leased, Stolpestad added. Most of the apartments have one or two bedrooms, while floors 16 and 17 are decked out with penthouses.

Unit sizes ranges from about 490 square feet to nearly 2,400. Rents swing from $1,080 to about $4,500.

High-end residences are just a part of what will occupy the mammoth 750,000-square-foot building. A 149-room Hyatt Place hotel and a street-level restaurant are also under construction as part of the restoration.

Exeter Group and Nelson Construction & Development are the developers of the $120 million project. About $30 million covers the cost of the hotel.

Hyatt Place is expected to be complete in July or August.
